Leasing a home in Ontario

To make an offer for a lease on a property, most landlords want you to submit the following documents with the offer.

Application and Forms:

• Fill out this Rental Application Form. Usually submitted with offer to lease.
• Residential Tenancy Agreement (Standard Form of Lease) – Fillable. This form requires Adobe Reader to open. To be submitted with offer to lease, or when the offer is accepted.
• Guide to Standard Lease. The guide highlights the rights and responsibilities of landlords and tenants who rent residential properties.

Proof of Income:

• Employer Letter
• Recent Pay stubs

Credibility:

Credit report with credit beacon score.

You can subscribe to Equifax Complete products. Any of the Advantage / Premier / Friends and Family plans will provide a credit report with a score. The subscription can be cancelled at any time. Equifax Canada also provides Free credit reports, however, the free report does not include Credit Score.

Authentication:

Copy of photo identifications.

Signing Lease:

Upon acceptance of the offer, the Ontario Residential Tenancy Agreement (Standard Form of Lease) is to be signed by the landlord and tenant. The Standard Form of Lease is available for download at Ontario Central Forms Repository.
